Project Description

Boyle Construction renovated a 62,000 SF vacant facility to become Kitchen Magic’s new corporate headquarters. Kitchen Magic, a kitchen and bathroom remodeler for 30 years, designs, manufactures and installs high quality kitchens and bathrooms. The family-run business outgrew its existing facility and found a vacant building for new offices, showroom and manufacturing, all under one roof with room to grow.

The project’s aggressive schedule was met, with construction completed in four months. Work included demolition of the existing first and second floor offices to create 12,000 SF of new showroom and office space. The shop area was renovated with polished concrete floors, a new state-of-the-art dust collection system and a complete compressed air distribution system, with ceiling-mounted hose reels. All existing windows were replaced to increase natural light and reduce energy use. A new high-efficiency HVAC system was installed with a localized variable air volume distribution system to maximize comfort and conserve energy. The existing roof and insulation were completely removed and replaced with new insulation and a white TPO roofing membrane, reducing solar heat gain in the summer months. The existing sprinkler, plumbing and electrical systems were also modified to service the new floor plan.

The parking lot was removed in its entirety and replaced with new paving, site lighting and river rock islands.

Boyle was involved with all pre-construction and building design from the conceptual phase. Boyle developed multiple budgets, performed value engineering, facilitated the bidding process and provided full-time site supervision, scheduling, submittal review and approvals, weekly progress meetings and monthly invoice review, change orders, etc.
